The Greater Lincolnshire LEP Pub Development Programme

A recent study undertaken by the Greater Lincolnshire LEP and Lincolnshire County Council has identified significant potential for the development of good quality pub accommodation across Lincolnshire.

The visitor economy is an integral part of the overall economy in Lincolnshire, and as part of an effort to expand visitor accommodation we are keen to encourage and facilitate pub developers and operators to do this.

We have been working with a specialist consultant who has helped us develop a course of proactive action to support pub accommodation development, which we would like to share with you.

Pub Accommodation Development Guide
Adding bedrooms to a pub can be a lucrative way of utilising underused upper floor space above a pub, converting an outbuilding or building an extension. Lincolnshire County Council have produced a free practical guide for pub landlords and tenants and freehold owners and developers who are considering adding accommodation to their pub. The guide provides advice on planning and the development planning process, and also a pub accommodation business plan toolkit.

It also includes information on the market for pub accommodation in Lincolnshire, accommodation quality and design considerations, information on achievable occupancies and room rates, likely income, costs and profits, marketing tips and sources of funding.

Workshops

We will also be hosting two free pub accommodation development workshops in different parts of the county for pub owners, landlords and tenants that are interested in looking at offering accommodation.

The workshops will utilise and build on the material included in the Pub Accommodation Development Guide. It will provide a unique opportunity to engage with industry experts and hear practical advice on adding rooms, or other types of accommodation to your venue.

Funding

There is a possibility that some businesses may be eligible for funding to help support the development of pub accommodation.

The RDPE Growth Programme provides funding for projects in England which create jobs and growth in the rural economy. At present, under the RDPE Growth Programme, there are grants for:

– rural tourism infrastructure
– food processing
– business development

The grants will help fund the costs of capital expenditure on tourism infrastructure. The aim is to support projects that will encourage more tourists to come, to stay longer and to spend more money in rural areas. Pub accommodation development could be eligible for grant funding of up to 40% under the tourism infrastructure strand of the scheme. There is a minimum project cost of £50,000 and minimum grant of £20,000, and if planning permission is required this will need to be in place at the time of a full application.
